What happens after I have made a reservation?
Our Client Services Department will contact you within 48 hours of any reservation being made. You will be given a named Client Services Executive who will offer help and guidance throughout the buying process and aim to answer any questions you may have.
When do I receive my contract?
The buying and contract process can vary slightly from country to country. However, in general you can expect to receive your contract within 7 days of making your reservation.When a representative from our Client Services Department contacts you they will be able to give you more specific timescales relating to your own country and development of purchase.
What if I disagree or have any questions or queries relating to some of the clauses in the contract?
Before we initially launch a new project or development, our Product Development Department will have ensured that all due diligence has been completed on the developer, the development and the contract.
However, if you have specific questions or queries that you are unsure about or not comfortable with, it is important that you discuss this with your legal representative who can advise you accordingly.
How do I make my payments?
Reservation deposits can be made by credit card or bank transfer directly to Dream Homes Worldwide.
First and subsequent staged payments for any property purchased can be made in two ways;
- If you are using a lawyer it is normal practice to make first stage payments to their own client account. These funds will be held by the lawyer until you have signed and returned your contracts to them, or you have given them authority to sign for you, at this point the lawyer will transfer both the contract and funds direct to the developer on your behalf.
- You can also transfer payments directly to the developer’s account and account details will be provided with the covering letter accompanying your contract.
For the majority of overseas property purchases you will need to arrange to transfer funds in the currency of the particular country you are purchasing. In this instance it is advisable to use a currency company who can generally offer you a more competitive rate of exchange than those offered by a high street bank.This process is relatively simple to arrange and can save you a significant amount of money. Our Client Services Department can provide you with details of recommended currency companies and complete the initial referral for you, should you request it.
Who will confirm that my signed contracts and payments have been received?
If you use the services of a lawyer, they will confirm usually by e-mail that they are in receipt of your signed contracts and any payments you make to them.
If you send contracts or payments directly to the developer you will receive confirmation, again usually by e-mail, that these have been received.
Payments made to a currency company for transfer on to a lawyer or developer will be acknowledged by the currency company, the lawyer or developer will again acknowledge receipt once it has reached them.
If you do not receive confirmation within 7 days of returning contracts or making payments, then please contact our Client Services Department who will liaise with the relevant people on your behalf.
Why do I need to provide my passport details / copy of my passport?
For any overseas property purchase these details are required by law, proof of address in the form of a utility bill, may also be requested in some countries before contracts are prepared. Copies will be required for ALL client names that are to be entered on to a contract and eventually the title deed for a property.
This information firstly ensures that all documentation is legally correct and relates specifically to the individuals purchasing the property and also takes into account the requirements Dream Homes Worldwide, plus the lawyers and developers, are required to adhere to relating to money laundering laws.
Why do some lawyers need Power of Attorney and what does this entitle them to do in my name?
Although the buying processes can be similar, there may be different legal requirements specific to a country in relation to Power of Attorney.
For example in Turkey when you appoint a lawyer it is within the standard legal framework that clients complete a Power of Attorney (POA) document. This is required at the second stage of the buying process and relates to translation of documents from English to Turkish for example, and for completing the military clearance for overseas buyers. It also allows the lawyers to sign certain documents and transfer funds from their own account to that of the developer on your behalf.
Each POA document is specific to individual clients and you can choose to omit certain authorisation, such as the ability for lawyers to open a bank account in your name, for example, should you choose to do this yourself.
You can of course choose not to grant POA to the lawyer; however this would mean that, in the case of signing any documentation, this would necessitate your presence in Turkey to undertake the task in person.
Please note that the completion of the POA document is quite simple and straightforward and the majority of this can be done via post.
Again,our Client Services Department can provide you with more detailed information on this if it is relevant to your country of purchase.
How do I find a lawyer to act on my behalf?
We have found in the past, through feedback from our clients that choosing a lawfirm which is experienced in overseas conveyancing can be a somewhat daunting task if this is your first experience of purchasing outside your own country.
Although you are welcome to use a lawyer of your own choosing, as part of our service to clients we can recommend lawyers completely independent of ourselves who have expertise in specific countries and international law.
All the lawyers that we recommend have bilingual solicitors and administration staff who can advise you and provide you with answers to any legal questions that you may have.
In countries where we have our own Dream Homes Worldwide offices our staff are in a position to meet with lawyers face to face on a clients behalf should that be necessary.
Again, our Client Services Department can discuss referring you to a lawyer at your request and provide you with information that may help you to make a decision regarding legal representation.
What happens if I don’t sign my contracts and make my first stage payment as stated on my Reservation Agreement in the time given?
The payment schedules outlined in your Reservation Agreement will give you a time frame for making first staged and subsequent payments. First stage payments dates are tied in with the date on which you should also return your signed contracts.
Again, there are slight variations, depending on country and development although in general the majority of contracts are expected to be signed and returned, together with first stage payments within 28 days of reservation.
It is important to adhere to these time frames in order to secure your reservation and ensure that the property is held in your name and at the price quoted when originally reserved.
If you have and problems, or foresee any difficulties in meeting these dates then it is important that your make our Client Services Department aware of this as soon as possible.We may then be in a position to liaise with the developer on your behalf to grant a possible extension.
What happens after I have signed my contracts and made my first staged payment? Will I still hear from you?
Our commitment and service to clients remains a priority to us and we are always available to you. Even after you have signed your contracts and made your first payments, we will keep in touch with you throughout.
Where possible we aim to send out monthly updates to clients, providing them with information specific to the development in which they are purchasing and once building commences will endeavour to provide photographs of progress made on a monthly basis.
Also our website is updated regularly and there you will find “news” items relating to each country. This will keep you informed of any breaking news articles that we believe will be of interest to you. For example, information on investment and infrastructure, employment figures, tourist figures and property prices.
Your allocated Client Services Executive will remain your point of contact until completion and beyond!
What if I know someone who is also interested in purchasing overseas property?

What happens if I cancel my reservation?
If your circumstances change and you feel that you need to consider the possibility of cancelling your reservation, then please do not hesitate to contact our Client Services Department who will endeavour to offer any advice or guidance they can in order for you to proceed.
If however, you choose to cancel your reservation it is important that you contact us in writing to advise us of this, and we can then inform the developer on your behalf.
Please note that your Reservation Agreement will state whether your deposit is “refundable” or “non-refundable”. All “non-refundable” deposits received at Dream Homes Worldwide are transferred immediately to the developer to secure the property and fix the price on the day of reservation and this deposit to the developer also initiates the preparation of contracts. Any cancellations at this stage will result in the deposits being retained by the developer to cover administration costs and are not recoverable by Dream Homes Worldwide.
How much do I pay you as an agent?
You pay no “fee” or “costs” to Dream Homes Worldwide, our property prices quoted to you are fully inclusive with the exception of legal fees specific to your country of purchase, and conveyancing fees, should you choose to use a lawyer.
